Exterior painting across Indy North

Most exteriors we see from this office fall into one of two groups. The first is the vinyl-sided subdivision home in Westfield or Fishers. The second is the older house with wood trim, the kind you find near downtown Zionsville and in the established parts of Noblesville.

Each one wears out in its own way. On a newer subdivision home, the original paint is often near the end of its life by the time the house is fifteen to twenty years old. On older wood trim, the work is usually rotted boards to replace and old paint that has started to lift.

Indiana weather adds to both. Winter freeze and thaw cycles open up joints. Summer humidity and months of direct sun break down a coating that was thin or went on over a damp surface.

Many Indy North neighborhoods have an HOA that signs off on exterior colors. We help you work through the approval and provide the documentation the board asks for, so the color is settled before the crew arrives. 1. Power wash the whole house.
2. Replace rotted wood so paint goes on a solid surface.
3. Scrape and sand loose paint.
4. Spot prime bare areas.
5. Apply two full coats, back-rolled or back-brushed.

While we work, we cover your landscaping, plants and shrubs, concrete, windows, pools, brick or vinyl, and your deck and patio furniture. The crew cleans up the work area at the end of each day.

A whole-house repaint is only one kind of exterior job. You can also hire us for one part of the house:

• Brick and stone. Paint freshens a dated brick front and makes it easier to keep clean.
• Doors, windows and patios. A new color on the front door and window trim changes the look of the whole street view.
• Siding, trim and gutters. Painted together or one at a time, depending on what your house needs.
• Stain. Decks, fences and pergolas get a fresh coat of stain.
• Rotted wood. Our crews replace rotted trim and boards in-house, and the repair is scoped separately on your estimate so you can see what is carpentry and what is paint.

Exterior work carries a 10-year labor warranty. If you see chipping, peeling or excessive fading in that time, we come back and correct it at no charge. A properly prepped and applied exterior in Indiana should last 8 to 12 years under normal conditions.

Exterior season runs from late spring through early fall. Around Indianapolis, August through October bring the least rain of that stretch, which makes them the easiest weeks for outside work. Spring jobs go ahead too. We schedule every exterior around the forecast and paint only dry surfaces.
